Price, Condition and location.....
As the home owner you have the control over the asking price for your home. As professionals we will provide you with market data, neighborhood information and our experience on were we believe you should be pricing your home. Price it to high...the house will sit on the market and be overlooked by clients who truly will see the value of your home at an accurate market price. Some sellers prefer the market price reduction method. This in turn is a very common method but could let the most active buyers looking for a new listing miss your home. The listing can age too. Buyers are savy, number days on the market is truly a question many buyers ask. The trick to selling your home quickly is....price it right!!
The 5 second rule. When buyers walk in your home, most will know quickly this is the home for them. Condition of your home is important the first impression will sell your home. Clean your house thoroughly, remove excess furniture to make your areas appear larger, fix the bumps and bruises from the everyday living in the house. Make sure it has a pleasant smell. Do a maintenance check on your furnance, a/c and water heater. Check the exterior for signs of wear and check your curb appeal. Location: You can't pick up your house and move it. Buyers either like the location of you house or they don't. This aspect of the sale is controlled only by the buyer.
